Malvern, Balwyn, Burwood and Glen Iris share a lot in common: established, often heritage-era homes, owners who are renovating to stay rather than to flip, and a level of finish that a generic flooring range doesn’t quite match. We’re a five-to-ten-minute drive from all four, and between us, Adam, Harry, Tom and Dean have quoted more of these homes than we could count since 2001.

Older homes need a floor that respects the house

A lot of the period homes we measure in Balwyn and Malvern have the same underlying issue: solid timber floorboards that have moved with a century of Melbourne winters and summers, or a subfloor that’s slightly out of level in ways a newer home never would be. Whatever product you choose has to work with that reality, not fight it.

Engineered timber is usually our first recommendation for these homes. It has a real timber wear layer over a plywood core, which makes it far more dimensionally stable across seasonal humidity changes than solid hardwood, and it copes better with the older, sometimes slightly uneven subfloors we see across the inner east. Wide-board oak and spotted gum profiles in particular tend to suit Victorian and Edwardian architecture without looking like a modern insert dropped into an old house.

Wool carpet still has a place in a heritage home

For bedrooms and formal living areas in Burwood and Glen Iris homes especially, we still fit a lot of wool carpet, and being the inner east’s exclusive Bremworth stockist means we can offer collections most other flooring stores in the area simply don’t carry. Wool has a warmth and a softness that suits the proportions of an older home’s front rooms, and modern wool (including the Bremworth ranges) is naturally stain-resistant, not the high-maintenance choice it used to be.

What actually changes when the home is older

The honest answer is: not the product range, but the preparation.
